Eventually, we will include reports for individual cities in each of these counties as well. These reports include charts showing the following data for single family, detatched homes. They DO NOT INCLUDE data for half duplexes, full duplexes, condominiums, townhomes, multi family units like three and fourplexes or commercial properties. At this time, I have no plans to include data as my market is primarily focused on residential real estate. However, data for condos, townhomes and other types of residential properties may be included in the future.
Also, these reports only include data from the North Texas Real Estate Information Service (MLS), which DOES NOT include homes sold or listed for sale “by owner”, nor does it factor in the sales prices for transactions where the buyer and seller chose not to disclose the sales price. Texas is a non-disclosure state, so buyers and sellers can opt-out of disclosing the sales price in MLS if they both agree to do so in writing. However, this is uncommon and not something I believe has much impact on the data or the trends shown in the charts.
